Rules
Reservation and payments
- Confirmation: Formal acceptance of your booking will be by email. This email will be sent to you after your reservation. It is understood that the person making the booking acts on behalf of all the members of the party.
- Deposit: After booking, 33% ( or 1 nighth, which is more) must be paid on the total stay within 10 days from the date of confirmation. The credit card number will also be requested to guarantee the reservation. If the Deposit is not received by us by the stated times, (unless otherwise arranged with us) we shall be entitled to cancel your booking
- The balance of the stay will be executed upon arrival. Payment can be made by credit card, PayPal, cash or bank transfer .
Services included in the stay
- weekly change of bed linen, towels and kitchen towels;
- consumption of water, electricity, gas;
- small supply of wood for the fireplace;
- free Wi-Fi internet connection;
- heating and air conditioning (only for short stays up to 5 nights);
- welcome box / courtesy kit with salt, sugar, pepper, oil, water and toiletries for the bathroom.
Costs not included
- City tax; 2 € for person each night( only 12 years old o more and only the first 4 nights);
- heating and air conditioning (only for rentals over 5 nights) 0,20 € each kw or 4€ each cubic meteres of propane gas;
- final cleaning (only weekly stay or longer) 13 € each person ( minimum 30 €) or else as agried with the owner.
Extra services
- possible midweek or daily cleaning (€ 10 per person);
- additional towels (€ 10 for each set);
- Beach towels (€ 4 each);
- courtesy shopping (home delivery service of the shopping list before your arrival: total cost of the purchased goods + € 15).
Pets
In the apartments and holiday homes of the Agriturismo Fontelunga pets are allowed with a one time cleaning fee of € 30.
Security deposit
Upon arrival, a security deposit of € 150 for Il Moro Novo, € 200 for La Bozza or Il Bozzino, € 300 for Casa Fontelunga and for the entire Casa la Bozza (total of the two apartments). Bozza and Il Bozzino)may be requested.
The security deposit is required as a guarantee against any possible damage to the structure or equipment and will be returned in full upon departure, subject to any damage or lack of equipment.
Check-in / Check-out
Check in between 4.00 pm and 7.00 pm at the reception of Casa il Moro, in Montalla n ° 2.
Check out by 10.00 am.

We appreciate if you will let us know when possible the approximate arrival time so we can organize us to give yout the best welcome.
Weekly rentals cancellation policy
In case of cancellation of the reservation the following penalties will be applied:
- notice of at least 60 days from arrival: full refund of the deposit with the deduction of € 5;
- notice from 60 to 15 days before arrival: loss of 50% of the total amount of the rent;
- notice from 14 to 3 days before arrival: loss of 80% of the total amount of the rent;
- last 3 days or no show: 100% of the total amount of the rent.
Dayly rental cancellation policy
- notice of at least 15 days: full refund less 5 €;
- notice of at least 1 week: loss of the deposit;
- notice of 3 days or less: full paiment.
Liability
Azienda Fontleunga don’t accept, any liability for accidents or mishaps which may occur while on the property or because the tenants have been on the property. Tenants take responsibility for supervising and watching over the actions of any children or guests that they may come to the property during their occupation of it.
Client responsibility
As a client you agree to let no more than maximum number of people allowed. You undertake to inform us, at the time of the occurrence and at the end of your stay of any problem, losses or damaged items or damage to the Property. This allows us the maximum amount of time to put the problem right before the following clients take up residence. You undertake to pay us for any loss or damage incurred in connection with your holiday at the property, above that of applicable insurance coverage.
You agree to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition at the end of the rental period. Although a final clean is included in our prices, we reserve the right to charge to your credit card on file the costs of any additional cleaning if you leave the property, in our reasonable opinion, in an unacceptable condition.
